What is the listing price? What is the HOA? Is this currently a rental property? If so, what is the rental income? Do you have use of all of the amenities including the water park and water pavilion at the neighboring buildings? Thank you.

      Hi Susan,

Thank you so much for reaching out. This is an absolutely beautiful property listed at $748,900. You have direct ocean views off of the front balcony, sunset views off of the back balcony, and a separate Juliet balcony with a small seating area off of one of the bedrooms. The rooms are huge and there’s tons of storage space. The HOAs here are 1,606.95/mo, Insurance is included in this and you’ve got good square footage here right on the ocean. Those also go towards the maintenance of the building with an on-site maintenance team, a parking deck with a covered breezeway to the lobby, a private pool only accessible by Brighton homeowners and guests, and then the option of other outdoor pools within the resort. This covers your water sewer and trash bill, pest control, cable HBO and internet, the landscaping and lighting throughout the resort, upkeep of the boardwalks and beach accesses, 24 hour security staffed community… the only additional fees are going to be your electric bill which will usually average about $100/mo and the interior insurance for your contents, a little less than $700/yr for a $25,000 policy which most people get.

The owners do rent it through the on-site program. Do you plan on using the Hilton rentals? They have a very attractive program that makes it ideal for an income producing property, and to offset the expenses associated with property ownership. There are different factors that contribute to the total incomes of the individual homes, and different accesses for those who do rent or choose not to. Give me a call, I’m happy to discuss further!
